If you have been dreaming about a resort-style backyard, you are not alone. Across North Carolina, from the Lake Norman area to the Charlotte suburbs, homeowners are investing in luxury pools that do far more than just hold water. Before the design conversations begin, most people want to know one thing: what is this actually going to cost?
It’s a fair question, and the answer is more nuanced than a single number. Here’s what you should know before you start planning.
What Does a Luxury Pool Cost in NC?
For a standard inground pool in North Carolina, the average cost typically falls between $80,o00 to $120,000. If you are building a true luxury pool with custom shapes, premium finishes, water features, and an outdoor living space to match, the investment is meaningfully higher.
Concrete pools, which offer the most customization and durabiility can start around $80,000 to $100,000 for smaller builds, and scale well beyond that for larger or more feature-rich designs. At Lakeside Luxury Pools, most of our clients are building something that reflects their lifestyle and their home. If you are looking for something outside your typical rectangular hole in the ground, that vision typically starts in the $150,000 to $250,000+, depending on scope.
What Drives Cost Up (or Down)?
Several factors will shape the final number on your custom pool build:
Pool Size and Shape: Inground pools in North Carolina typically run $50 to $125 per square foot for a standard base model, and the bigger and more complex the shape, the more excavation, materials, and labor come into play. A freeform pool with organic curves will cost more than a square, but it will also feel like a completely different experience.
Materials and Finish: Gunite (concrete) is the gold standard for luxury builds. It is fully customizable, incredibly durable, and holds up beautifully in North Carolina’s climate. The finish you choose will also significantly impact the cost and final aesthetics of the pool. Basic plaster is going to be cheaper than glass tile.
Features and Add-Ons: This is where luxury pools really come to life. Water features like cascading waterfalls, deck jets, and grottos add both visual drama and the kind of ambiance you would expect at a five-star resort. Spas, sunshelves, LED lighting, automation systems, and integrated outdoor kitchens all add to the total. An infinity edge can add around $20,000 to a standard build, given the additional labor and engineering involved.
Site Conditions: Your yard matters. Sloped terrain, difficult soil composition, limited access, or proximity to trees and utility lines can all affect excavation costs and construction complexity. Rock or clay-heavy soils may require extra excavation and labor, which will be reflected in your quote.
Outdoor Living Space: At Lakeside Luxury Pools, we think of the pool as a centerpiece of a larger outdoor environment. Cabanas, raised walls, custom decking, hardscaping, and outdoor kitchens are often part of a complete project. They are also what transform a pool into a backyard destination.
Don’t forget Ongoing Costs
The build is just the beginning. Annual maintenance, like chemicals, cleaning, equipment servicing, and potential repairs, typically runs $1500 to $4000 per year. This cost will depend on your pool size and features. You will also need a building and electrical permit to install a pool in North Carolina, and potentially a plumbing permit if the water supply connects to your home. If you are part of an HOA, that’s another conversation worth having early.
Is a Luxury Pool a Good Investment?
In most cases, yes. Particularly in higher-end markets. A well-built pool can increase your home’s value, especially in luxury properties where buyers expect premium outdoor amenities. Beyond resale, there is the value of what you actually get to enjoy: summer evenings by the water, entertaining family and friends, and having a space that feels like a retreat without leaving your property.
How Long Does It Take to Build?
Most custom pool builds in North Carolina take 2-3 months from breaking ground to completion. At Lakeside Luxury Pools, we intentionally limit the number of projects we take on. We do not do this to be exclusive, but to make sure every build gets the attention it deserves from start to finish.
